There are generally two (2) options for addressing the roofing issues. Full replacement and limited restoration with the application of a sealant coating. The decision to rehabilitate and restore versus replace is predicated on the level of degradation that exists. In the case of the inspected subject roofing areas, it is recommended that full replacement occur.
This work includes the removal and replacement of all existing membrane material, and an evaluation of the insulation beneath. In the event that segments of the insulation have also incurred damage due to moisture penetration through the membrane, it will be replaced with new insulation. The insulation will be evaluated in segments as the existing material is removed to expose the insulation. Estimates of cost include the replacement of approximately 50% of the existing insulation. In the event that more or less insulation replacement is actually required, we will negotiate with the district and adjust our costing of the material as needed.
As part of the installation all associated flashing and terminations at mechanical equipment and masonry edges will receive compliant flashing and patching. Minor masonry restoration is also expected and included as part of the overall installation in those areas impacted by the roof work.
The detailed scope of work guidance is provided below as reference:
1. Setup fall protection in accordance to OSHA Standards
2. Remove any existing treated gas lines supports
3. Removal all EPDM, insulation, and associated hardware.
4. Inspection of structural deck and interior drain system.
5. Installation of new riser and drain to existing drain line.
6. Mechanically fasten 5 inches of new Poly ISO insulation to achieve the required R-30.
7. Install new 60 mil EPDM fully adhered.
8. Installation of new caution yellow fully walkway pads.
9. Install new synthetic gas line supports with gas line attachment hardware.
10. Cleanup and legal disposal of wall waste materials.
11. Installation of new condensation lines and necessary supports for roofing system.
