Methods
It is common in the preliminary budgeting phase to use cost estimation methods to approximate project magnitude. For the purposes of this report, such methods were used to gauge the intensity of work by location and per type of work.
Many of the items listed for repair include aspects of work from multiple categories and the estimated cost is apportioned appropriately.
The cost estimation utilizes a variety of assumptions including: existing conditions, depth of demolition required, types of equipment, materials, finishes and quality consistent with the use of the subject spaces.
Cost estimations further assume the availability of labor and materials without undue constraint.
Materials and equipment costs are included at current price points and do not assume future inflation / 2022 increases at this point.
The next stage of cost development includes the refinement of site testing, sizing, and design / engineering which will return a more precise cost iteration for consideration.

Electrical: Any wiring & accessories for power to equipment, including low voltage, lighting, security systems, and mechanical.
Remodeling: Demolition, restoration, renovation, reconstruction, and rehabilitation including carpentry, drywall, ceilings, & flooring.
Mechanical: HVAC systems installation, including exhaust systems, sheet metal, piping, control systems & programmatics.
Resiliency / Security: Installation, rehabilitation of systems associated with observation, access, security, reliability, and safety.
ADA: Compliance with regulations related to wheelchair access, including ramps, door widths, restroom stalls, & accommodation.
Plumbing: Restroom piping, fixtures, drain lines, kitchens, showers, water heaters, recovery systems, condensate lines.
Building Envelope: Exterior building elements including roofing, masonry, tuckpointing, windows, exterior doors.
Civil: Flatwork : parking areas, drives, curb cuts, ramps (concrete), sidewalks and entry thresholds.
HAZMAT: Asbestos air quality testing, abatement/ encapsulation, mold remediation, soil, ACM caulking, pipe wrap, floor tile, & mastic.
