Restroom renovations are recommended at all locations throughout the building site. The depth to which each location will be impacted is dependent upon the ability to reuse or reconnect to existing supporting services such as power, supply lines, and importantly the sanitary drain lines. In addition, the existing wall structures must be suitable to receive wall mounted fixtures. In those cases where floor mounted urinals exist, it is recommended that those be removed and wall hung as per current design recommendations.
Other key aspects for restoration include:
Properly vented code compliant exhaust systems
ADA compliance including accessible stalls, and entryways which may require the replacement of partitions in several locations and the reconstruction of interior walls to accommodate compliant widths for wheelchair clearance.
The following general scope of work will apply in these areas:
1. Demolition of existing toilet partitions. Existing toilet accessories will be removed and reinstalled, if possible, replaced if necessary.
2. New toilet partitions will be installed in the same location as the existing, modified as required.
3. New mirrors will be installed on a one for one basis in the same location, additional as required.
4. Existing paper towel and soap dispensers will be removed and reinstalled, if possible, replaced and supplemented with new where necessary.
5. Demolition of existing sinks and faucets.
6. Installation of new sinks and automatic faucets. Fixtures replaced on a “one for one” basis; counts evaluated based on occupancy requirements.
7. Existing toilets and urinals to be replaced as necessary, reinstalled if possible.
8. Demolition of the existing support wall(s) for the sinks.
9. Support wall plumbing modifications as required to facilitate noted new plumbing fixtures.
10. Installation of new carriers within the support walls to support noted new plumbing fixtures.
11. Rebuild and refinish masonry support walls required for carrier, plumbing, and support install.
12. Any exposed piping will be framed, drywalled, and painted to match adjacent areas. Sherwin-Williams® color to be selected by the district.
13. Subject perimeter walls will be patched, prepped, and painted. Sherwin-Williams®, or Ameresco approved equal, color to be selected by the district.
14. Subject perimeter plaster walls will be patched, prepped, and painted. Sherwin-Williams® color to be selected by the district.
15. Subject perimeter wall tile will be patched, prepped, and painted. Sherwin-Williams®, or Ameresco approved equal, color to be selected by the Customer.
16. Existing floors will be repaired and sealed. Areas that are patched will be matched as close as possible to the existing color of the adjacent floor, but an exact match is not guaranteed.
17. Existing VCT flooring will be removed and replaced with new epoxy flooring.
18. Existing light fixtures will be removed. Install new LED lighting throughout the restroom areas. Wall switches with occupancy sensors will be installed.
19. Existing low voltage devices (i.e., fire alarm, smoke) will be removed & relocated to new ceiling.
20. Existing acoustical ceiling systems removed. A new acoustical moisture resistant grid and ceiling system will be installed.
21. Existing plaster ceilings will be patched, prepped, and painted.
22. Exposed piping will be enclosed in a framed soffit and finished to match the ceiling.
23. Any existing HVAC ductwork will be modified to accommodate the new ceiling.
24. In restrooms with windows, the frames sanded and painted to match new wall color. Windows will be evaluated to determine the best cosmetic improvement within budget.
25. Sanitary lines will be evaluated for serviceability. In the instance that significant degradation of those runs exist, excavation to expose, restore, and backfill, impacted areas will occur. Prior to final cost estimation further field investigation will occur to better ascertain the depth to which those repairs are necessary
